Small suburb, consistent housing
Oxley Park occupies a compact pocket between St Marys and Colyton, south of the Great Western Highway. It is one of the more uniform suburbs in the area: predominantly post-war single-storey homes on modest blocks, with concrete tile roofs of similar vintage and a good deal of later renovation and extension work layered on top.
That uniformity is useful. It means the faults are predictable, and so is the fix.
Where the extensions meet the original roof
The most distinctive problem in a suburb like this is not the original roof — it is the junction between the original roof and whatever was added later. Rear extensions, enclosed verandahs, carports and pergolas all create a line where new meets old, and that line is a flashing.
Flashings done badly, or done well thirty years ago and never touched since, are a leading cause of leaks here. The water comes in at the junction and shows up as a stain along the internal wall, which people reasonably but wrongly read as a rising damp problem.
