Roof Inspections & Reports

Roof inspections and written reports, Penrith and the Nepean

Roof inspections and written, photographed reports across Penrith and the Nepean for homeowners, buyers, landlords and insurance claims.

Four reasons people book a roof inspection

Something has happened. A storm went through, a branch came down, or a ceiling stain appeared and nobody knows why. You want to know what is damaged and what it will cost.

An insurer has asked. A claim needs evidence: dated photographs, a description of the damage, and an honest separation of storm damage from ordinary wear.

You are buying. The general building report mentioned the roof in two lines and you want to know whether the ridge mortar across that 1970s hip-and-valley means a repoint or a re-roof.

Nothing has happened and you would like it to stay that way. A roof checked before storm season is a roof that is not being tarped during one.

All of it starts the same way. Call (02) 4705 5100 and book a free inspection.

What the inspection actually covers

On the roof

Tile condition and the number of cracked, slipped or missing tiles. Bedding and pointing across every ridge, hip and gable. Valley irons and whether they are rusting or clogged. Flashings at chimneys, skylights, vents, flues and solar penetrations. Sheet condition, fasteners, laps and flashings on metal roofs. Gutters, downpipes and whether capacity matches the roof area.

Inside the roof space

This is the half that gets skipped and the half that answers the question. Water trails on battens and rafters, the state of the sarking or its absence, damp or compressed insulation, daylight where there should not be any, and timber that has gone soft under a leak nobody dealt with.

From above

Where a roof is steep, brittle or two storeys up, a drone pass photographs the ridge lines, valleys and far pitch without anyone taking a risk on a surface that may already be damaged.

What you receive

  1. A written report in plain English, organised by area of the roof
  2. Photographs of every significant finding, dated
  3. A clear priority order: what needs doing now, what can wait a season, what is simply age
  4. Where relevant, a separation of event damage from pre-existing wear
  5. An itemised quote for the work, if you want one

No pressure attached to any of it. If the roof is fine, the report says the roof is fine.

What we look for on a Penrith roof specifically

The faults are not random here. Three patterns dominate, and an inspection in this area is largely a hunt for them.

Heat-fatigued mortar. The Nepean valley is the hottest part of the Sydney basin — Penrith Lakes recorded 48.9°C on 4 January 2020 — and rigid ridge mortar goes through a punishing daily expansion cycle. Crazed and crumbling pointing is the single most frequent finding on older tile roofs across South Penrith, Cambridge Park, Colyton and Werrington.

Impact and wind damage. Storms moving out across the Cumberland plain leave cracked tiles that do not leak immediately and ridge caps that have shifted a few millimetres. Both are easy to find and easy to miss.

Litter and drainage. Under established gums — the older streets near the river, and the acreage belt at Mulgoa, Llandilo, Castlereagh and Londonderry — gutters and valleys fill continuously. On mapped bushfire-prone land, which covers a good deal of that belt under the Rural Fire Service map certified for the Penrith LGA in December 2024, that litter is also an ember risk.

Reports for insurance claims

An insurer is deciding two things: whether the damage was caused by the event you are claiming, and what it costs to put right. A useful report answers both directly, with photographs, and does not overreach. Claiming a whole worn-out roof as storm damage is the fastest way to get an assessor looking sideways at the genuine damage too.

What we supply is the roofing evidence and the repair quote. We do not act as your representative with the insurer. More on what happens immediately after an event is on the storm and emergency repairs page.

Where the report usually leads

Most inspections end in one of three places, and the report will say which:

FAQs

Frequently asked questions

Is the inspection really free, or is there a catch somewhere?

The inspection and the written quote that follows it are free and carry no obligation. That covers getting on the roof, looking in the roof space, photographing what we find and telling you what it needs. Plenty of people take the report and do nothing for a year, which is fine. A formal standalone report prepared for a third party, such as a pre-purchase document or a detailed condition report for a strata committee, is a separate piece of work and is priced before we start.

What does a drone show that someone standing on the roof cannot?

Coverage and context. A drone gives a clean view of ridge lines, valleys, chimney flashings and the far pitch without anyone walking a brittle or steep surface, and it photographs areas that are genuinely unsafe to reach. On two-storey houses and roofs with fragile tiles it is often the sensible first pass. It does not replace getting into the roof space, which is where you see the water trails that tell you how long a leak has been running.

We are buying in Penrith. Does a building inspection cover the roof properly?

A general pre-purchase building inspection covers the roof as one part of a whole-house report, and the roofing detail is often brief. If the house is in the older brick-and-tile belt and the ridge mortar looks tired from the street, a roof-specific inspection tells you what the real number is before you commit. The difference between a rebed and repoint and a full replacement is large enough to be worth knowing in advance.

How long does an inspection take and do I need to be home?

Most single-storey homes take under an hour, longer for complex hip-and-valley roofs, two-storey houses or acreage properties with sheds. Someone needs to be home if we need access to the roof space through an internal manhole, which we almost always want. If only the exterior is accessible, say so when booking and we will tell you what the report can and cannot conclude.

Can you inspect a shed or second dwelling on an acreage block as well?

Yes, and it is worth doing in the same visit. On properties around Mulgoa, Orchard Hills, Llandilo, Castlereagh and Londonderry the shed roof is often bigger than the house roof, and it is usually the one feeding the water tank. Mention it when you book so we allow the time.
