Rural blocks in a changing corner
Orchard Hills occupies the rising ground between Kingswood, Caddens and the Mulgoa valley, with The Northern Road running through it and the Defence Establishment Orchard Hills — a Department of Defence site — occupying a large part of the area. It is also where Sydney Metro is building the Orchard Hills station and a stabling and maintenance facility on the Western Sydney Airport line, so the character of parts of the suburb is changing.
What has not changed is the roofing: large rural and semi-rural properties, big roof areas, outbuildings, long gutter runs and plenty of tank water.
House and shed in one visit
On a property like this, the shed, stable or machinery roof is often larger than the house roof and in worse condition, because nobody looks at it until something stored underneath gets wet. We assess both in the same visit and quote them as separate line items so you can stage the work if you want to.
Shed roofs are almost always metal, which means the faults are fasteners, laps, flashings and rust rather than mortar. Metal and Colorbond roofing covers that.
Gutters, tanks and leaf litter
Established gums, long runs and tank supply. Three consequences:
- Gutters fill faster than anyone wants to maintain, and overflow backwards into the eaves
- Steel gutters rust from the inside under wet leaf mulch rather than from the outside
- Whatever sits in the gutter heads for the tank
Guard, correct fall and enough downpipes for the roof area make a bigger practical difference out here than almost anything else. See gutter repair and replacement.
Bushfire-prone land
Parts of the rural belt in the Penrith local government area are on the mapped bushfire-prone land that the NSW Rural Fire Service certified in December 2024. A gutter full of dry eucalypt litter is fuel on the most exposed part of the building. Metal guard and sealed roof-to-gutter junctions reduce what embers can find.
