The newest suburb in the area
Caddens was delivered as a greenfield suburb on the ridge east of Kingswood and completed as a development project within the last decade or so, which makes it about as new as residential Penrith gets. Compact lots, two-storey houses, a mix of metal and lightweight tile roofing, and almost no mature tree canopy.
People are sometimes surprised that a roof this young needs a roofer at all. It does, just not for the reasons an older suburb does.
Young roofs, specific faults
Fasteners and thermal movement. The Nepean valley runs hotter than anywhere else in the Sydney basin, and a steel roof moves with every hot day. Screws lose tension and washers perish well before the sheets themselves are near the end of their life.
Anything drilled in after handover. Solar arrays, air conditioning penetrations, antennas, whirlybirds. Most new-roof leaks in estates like this one are at a penetration someone added, not a fault in the original install.
Two-storey detail. Aprons where a lower roof meets an upper wall, and box gutters on some designs, both of which need to be right or they will not be forgiven.
Builder-era defects. On a roof still relatively young, it is worth knowing whether what you are looking at is a defect, a warranty matter or ordinary wear. A written, photographed inspection report puts you in a position to argue it either way.
Gutters. Little canopy means less leaf litter, but compact roof areas discharging into few downpipes still overflow in an intense storm. See gutter repair and replacement.
Heat on an exposed ridge
Caddens sits high and open with young street trees, so there is not much shading the roof yet. Roof colour, sarking and roof-space ventilation do a lot of work in a house like that — the reasoning behind Penrith City Council pushing cooler roof colours through its Cooling the City work.
