Exposed ground on the eastern edge

Erskine Park sits at the south-eastern corner of the Penrith local government area, with the business park and industrial estates on one side and open farmland and creek country on the other. Residential Erskine Park is mostly late-1980s and 1990s brick-and-tile, with later metal-roofed builds mixed through.

The thing that defines roofing here is exposure. There is not much between these streets and a storm cell moving across the plain from the south-west.

Storm damage, in order of frequency

Displaced and lifted ridge caps. Wind rarely lifts a cap that had sound bedding under it. What it does is finish off mortar that was already crazed from years of Penrith heat cycling. You find the cap on the lawn, or more often you do not find it at all because it only moved a centimetre.

Hail-cracked tiles. Terracotta and concrete tiles crack under impact without moving. From the ground the roof looks untouched. The leak arrives with the next rain.

Dented metal sheeting. Usually cosmetic, but it is assessable damage and insurers treat it as such, so it needs photographing properly.

Gutter and valley overflow. An intense twenty-minute downpour will find every gutter that is short on downpipes or holding litter.

What to do in the first hour

If water is coming in, kill the power to any circuit near a wet light fitting, contain the drip, photograph everything, and stay off the roof — wet tile is dangerous and hail-cracked tile is worse. Then call (02) 4705 5100.

We make safe first with proper battened tarping, then assess, then quote the permanent repair in writing. See storm and emergency roof repairs.

And if nothing is leaking

Get it checked anyway after a serious hail event. An inspection report with dated photographs is far easier to obtain while the cause is still obvious than six months later. If the roof is simply old rather than damaged, restoration is the conversation.
