A new suburb with new-suburb roof problems
Jordan Springs is a masterplanned Lendlease community about seven kilometres from the Penrith centre, built on former Australian Defence Industries land on the western side of Wianamatta Regional Park. The park itself was created in 2008 out of that old defence estate, and the houses went up around it from the late 2000s onward.
So almost nothing here is an old tile roof with crumbling mortar. The roofs are young, mostly steel or lightweight tile, and they fail for completely different reasons.
What goes wrong on a ten-to-fifteen-year-old roof
Fasteners. A steel roof in the hottest part of the Sydney basin expands and contracts through a wide daily range. Every cycle works at the screws. Neoprene washers perish, fixings lose tension, and water follows the shank into the roof space. This is the single most common fault we find on estate roofs out here.
Penetrations. Solar, air conditioning, whirlybirds, skylights, antennas — anything drilled through the roof after handover is a candidate. Most metal roof leaks are at a detail, not in the middle of a sheet.
Flashings and valleys. Aprons against upper-storey walls, valley laps, and barge flashings on the exposed elevation.
Storm and hail damage. Open ground to the north and west means these streets catch the full force of cells crossing the plain. Dented sheets are often cosmetic rather than leaking, but they are assessable damage and need documenting properly.
Matching the estate
Jordan Springs was built from a limited palette of profiles and colours, which makes matching an extension, a garage or a storm-damaged section straightforward in most cases. Where a colour has weathered away from the swatch, we will tell you honestly whether the patch will read as a patch.
